3 Benefits of Staging your Occupied Home

The decision to sell your home is an emotional and confusing prospect. You have accumulated years of belongings and feel paralyzed as to how to begin.  If you have an agent, they have recommended “decluttering” and “depersonalizing”. What? Where do I start? How much do I have to do?

As a Home Stager in Rhode Island, I have years of experience helping sellers navigate this process. Now that you have made the decision to sell your home, it’s important to prepare for listing and showings.

The primary reason to do this is for photographs. Most buyers shop on line first and your photos will either encourage them to visit the home or to keep looking. Secondly, “Home Preparation” and “Staging” will keep buyers in the home and offers will increase.

You probably have heard it’s important to “declutter” and “depersonalize”. Stagers know what this entails. For you, this can be overwhelming. Don’t fret, I am in the neighborhood and ready to help navigate this daunting process. 

My role is that of a coach, cheerleader and organizer. These tasks need to be done before the final touch of “Staging” can be completed. This phase is called “Home Preparation”. I will work hand and hand with you to get through this.

Staging your occupied home begins with decluttering, depersonalizing and deep cleaning.  Our “Home Preparation” is a 2 hour service perfect for this phase. This is also known as a “Staging Consultation”.

Before you begin, gather boxes/bins/bags to organize more efficiently. We have developed the Store-Discard-Donate system that has helped sellers alleviate stress and confusion.

Many sellers have benefitted from this affordable option to get started.

Interior Decorating NE has an add on “staging” service. “Staging” is also 2 hours. We also combine “Home Preparation” and “Staging” into a 4 hour session (a $50.00 savings).

Objectivity

After living in your home for many years, it is nearly impossible to be objective about how to prepare for selling. It can be emotional to let go of displaying photos and items of sentimental value. Not to worry. This is temporary. We are only suggesting to carefully pack them away to prepare for the move.

Professional stagers are unattached to your possessions and use “buyers eyes” to be objective. We know what will attract and turn-off potential offers. 

The goal is to clear each room of personal items and excess belongings. It is important for buyers to have a clear path to envision their possessions in your home.

Our role is not to judge what you have but to prepare your home to get top dollar and sell faster. We also make suggestions about repositioning furniture to create easy access and flow. I love the challenge of making large rooms cozy and smaller rooms appear roomier.

Every staged home is designed to create excitement and enticement. It’s critical to market to the buyer; we want them to say: “I can see myself living here”.

Benefit #3:

Your Home Refreshed

It may seem confusing how this process works. “Home Preparation” and “Staging” are carried out while you are living there. It’s not necessary to leave. This service is either 2 hours or 4 hours. If you opt for 2 hours, this will be for “Home Preparation”. The 4 hour option includes both “Home Preparation” and “Staging”. 

We encourage all able bodied residents to act as a team to tackle each room. Our “Home Preparation” service includes a specific task list to complete this first phase.

In the “Staging” phase, we use as much of your furniture and decor to minimize cost. We may make suggestions for inexpensive updates (pillows/bedding/area rugs). Stagers know where to buy inexpensive, but quality items. You can use these purchases in your new home.

These are our recommendations but your decision whether you make purchases. With these minor updates, you are guaranteed to enjoy living in your home till it sells. Just maintain the “stage” for open houses and showings.

As a bonus, purging and organizing will give you a jump on packing, while waiting for the offers to roll in.

I have gone through my own personal journey to sell my home.  I became more adept at minimizing and my agent was impressed how successful the staging was.
